Can a UK resident get a Spanish mortgage after Brexit?
Yes. UK residents are still actively lent to by Spanish banks under non-resident terms. Maximum loan to value is typically 60 to 70 percent of the lower of purchase price or valuation, with rates similar to resident rates at most lenders we work with. See our UK buyer guide.
What loan to value can non-residents get?
Most lenders offer non-residents 60 to 70 percent LTV. A handful go to 80 percent for stronger profiles. Spanish residents can typically reach 80 percent, sometimes higher for first-time buyers.
Can I use UK pension income to qualify?
Yes. Several Spanish lenders accept UK state and private pension income as the primary affordability source, provided it is documented and stable. We have placed mortgages on this basis for retirees buying on the Costa del Sol, Costa Blanca and Mallorca.
Do I need an NIE number before I apply?
Eventually yes, but not to start. We can begin your eligibility check and obtain preliminary lender feedback without an NIE. You will need one to formally apply and to complete the purchase. We can help you obtain it.
What fees and taxes should I budget on top of the price?
As a rule of thumb, budget 10 to 12 percent on top of the purchase price for taxes, notary, registry, legal fees and mortgage costs. The exact figure depends on the region and whether the property is new build or resale.
How long does the mortgage process take?
From signed offer to keys, six to ten weeks is typical. Eligibility feedback is usually available within two to three working days once we have your documents.
Are Foxes regulated?
