Transparent fees, no surprises.

Nothing to pay while we negotiate with the banks. Our mortgage fee only applies once you have an offer, and the legal fee is split half on engagement, half on completion. Every figure below is the whole of it.

What Foxes charges

Two fees, both itemised.

You can use the mortgage service on its own, the legal service on its own, or both. IVA is Spanish VAT at 21%.

Legal and conveyancing

Spanish property lawyers, registered with the Madrid Bar Association, English and Spanish speaking. Due diligence, contracts, NIE, notary and registration.

Notary is 0.20% of the price with a floor of €600 and a ceiling of €2,500. Registry is 0.15% with a floor of €400 and a ceiling of €1,000. Gestoría and valuation are typical flat costs. Fee questions we get asked.

How much does Foxes charge for a Spanish mortgage?
€1,500 plus IVA when you accept a lender's offer, then 0.5% of the mortgage amount plus IVA when the binding offer is issued. Nothing before that. On a €210,000 mortgage the fee is €2,550 plus IVA.
How much are legal fees when buying property in Spain?
Foxes charges 1% of the purchase price plus IVA, with a minimum of €2,500 plus IVA. Half is due when you engage us, half on completion. On a €300,000 purchase that is €3,000 plus IVA.
Do I pay anything before I get a mortgage offer?
No. The eligibility check, the lender search and getting an official offer are all free. The first fee falls due only when you accept an offer.
How much are the total costs of buying in Spain?
Budget roughly 10% to 12% of the purchase price on top, though it depends heavily on the region. On a €300,000 resale in Andalucía with a €210,000 mortgage the total is about €29,600, which is 9.9%. The same purchase in Catalonia is closer to 13%. Use the calculator above for your own region.
Do I have to use the Foxes legal team?
No, the legal service is separate and you can take the mortgage on its own. Most buyers use both because it is the same team, so the legal checks and the lender's conditions run together rather than one waiting on the other. Our lawyers act for you alone, never for the seller, the agent or the developer.
Are Foxes fees regulated?
Foxes is registered with the Bank of Spain as a credit intermediary, registration D470. The legal team is registered with the Madrid Bar Association.
