What are the basic requirements to apply?
In order to apply the main applicant must be…
- from a country outside of the European Union
- be at least 18 years old
- have no criminal record in the past 5 years
- have not entered or been in Spain illegally
- have a Spanish health insurance policy (family cover, if applicable)
- have made one of the qualifying investments
What are the minimum investment requirements?
In order to qualify for a Golden Visa you will need to choose one of the following investment options.
Property
If you are investing in real estate the minimum cash investment is €500,000 (in one or multiple properties). You can top up your purchase with a Spanish mortgage, as long as you invest a minimum of €500,000 into the purchase (this does not include the property purchase costs which are around 11%).
Financial assets
Any single option will allow you to qualify
- Public debt (€2 million)
- Shares (€1 million)
- Investment funds, investment funds of close-end type or venture capital funds set up in Spain (€1 million)
- Bank deposits (€1 million)
Business projects
There is no minimum investment requirement, however it must be an approved government project. You must do the following.
- Create jobs
- Make some sort of social and economic impact on the geographical area.
- Make a significant contribution to scientific and/or
technological innovation.
What documents do I need to apply
The main applicant will need to provide the following documents:
Passport
Health Insurance
Background check
Proof of resources
Proof of investment
If your spouse is also applying they will need to provide the following documents:

If you have children you will need to provide the following:

How long is the visa valid for?
If you are purchasing a property and the property purchase is not fully completed then you will be issued a temporary visa which will be valid for 6 months.
Once your visa has been issued it will be valid for:
Visa
You will be issued with a 1-year visa which is annually renewable
Residence permit
You will be issued with a 2-year residency permit which is then renewed for 5 years periods
Renewals are not based on you living in Spain.
Can family members apply for a visa?
Yes, family members (see below) can jointly apply at the same time or at a later date.
Family members are classed as the following:
- Your spouse or partner
- Children who are minors or those of legal age being financially dependent on the holder.
- Parents in their charge
Can I travel and stay in Europe?
To live and work in Spain there are no restrictions.
Travel throughout Europe (Schengen zone) is restricted to a maximum of 90 days of travel in any 180 days.
What are your fees?
We charge a one-off fee for each Golden visa, there are no extra costs.
