FOUNDATIONS AND STRUCTURE

The structure will be constructed on a base of reinforced concrete supports and waffle slabs, with concrete filled reinforced concrete capitals.

The foundations will be constructed in accordance with the
results of the geo-technical study and furthermore in compliance with regulations in force and the CTE building technical code.

ROOFS
In order to guarantee the best heat insulation and water-proofing the roof will be inverted flat roof with double asphalt sheeting and insulation.

They will be finished in ceramic tiles on accessible areas and
with gravel in non-accessible areas.

OUTSIDE WALLS
The outside walls will be mortar covered in two colour tones,
white and dark in order to highlight the volume features of
the building.

WINDOW FRAMES AND GLAZING

The window frames will be made of lacquered aluminium with
thermal bridge breaks and Monoblock style. They will be either
hinged or tilted for greater sound and heat insulation.

In living rooms and balconies, sliding doors leading to terraces
for greater sound and heat insulation.

All windows will be double-glazed and ‘Climalit’ style with a
moisture-free air chamber and will be low-emission treated for
greater comfort and to preserve the thermal enclosure of the
building.

Lacquered aluminium roller-blinds with injected insulation will
be fitted, allowing for total darkness in sleeping areas. They
will be coloured like the outside frames. The blinds in master
bedrooms will be motor-driven.

Ground floor and penthouse properties that can be accessed
from the adjacent property will have security shutters installed
in all the bedrooms and security glass in living rooms, kitchens
and bathrooms.

DIVING WALLS AND INSULATION

Internal dividing walls will be built using laminated plaster
board fitted onto a metal frame and with rock-wool thermal
and acoustic insulation inside.

In wet rooms, the plaster board will be water-repellent.
The separations between the properties will be carried out by
means of a perforated brick sheet lined with sound-absorbing
mineral wool insulation in between.

The separations between the properties and communal areas
will consist of a soundproof brick wall lined with laminated
plasterboard with sound-absorbing mineral wool insulation in
between the home side. On the communal area side will be
garnished and coated.

FLOORS. WALL COVERING AND SUSPENDED CEILINGS

The apartment, bathroom, toilet and kitchen floors will be tiled
with rectified porcelain stoneware, coloured beige.

In terraces the tiles will be rectified porcelain non-slip stoneware.
Skirting in the apartment will match the doors/closets and will
have a height of 10 cm.

Master bathrooms
Wet areas of shower and sink front tiled with rectified white-body ceramic tile, combined with plain plastic paint on the
rest of the walls.

Second bathroom
Shower/bath wet areas and washbasin front tiled with rectified
white-body ceramic tile, combined with plain plastic paint on
the rest of the walls.
