Yes, you can get a Spanish mortgage over 60. Most banks lend to older buyers as long as the loan is repaid by 75, and one of our lenders allows up to 79. A pension paid at a set amount counts as income in the same way as a salary. The older you are when you apply, the shorter the term, so the same income supports a smaller loan.
What is the maximum age for a Spanish mortgage?
There is no legal maximum age in Spain. Each bank sets a limit on your age when the last payment is due, and most also have a minimum term, usually 7 years. Most banks want the loan repaid by 75, so the latest you can normally apply is 68. One of our lenders allows the loan to run until you are 79, so you can apply there up to 72.
| Your age when you apply | Most banks (to 75) | Our lender to 79 |
|---|---|---|
| 60 | 15 years | 19 years |
| 65 | 10 years | 14 years |
| 68 | 7 years | 11 years |
| 70 | Not usually | 9 years |
| 72 | Not usually | 7 years |
On a joint application, banks usually work from the older applicant’s age. If most of the income comes from the younger applicant, the bank will usually use the younger age instead, which can mean a longer term.
How much can you borrow over 60?
The usual lending limits do not change with age. Your debts, new mortgage included, can take up to 40% of your net monthly income. The loan can be up to 70% of the valuation if you live outside Spain, 80% if you live in Spain, and 60% on rural property. Our lending guide covers each limit.
A shorter term means higher monthly payments on the same loan, so you reach the 40% limit sooner. For example, a buyer with a pension of €3,000 a month after tax and no other debts can spend up to €1,200 a month on the mortgage. At a fixed rate of 3.15%, that payment supports these loans:
| Your age | Most banks | Our lender to 79 |
|---|---|---|
| 60 | €171,500 | €205,500 |
| 65 | €123,000 | €162,500 |
| 68 | €90,000 | €133,500 |
| 70 | Not usually | €112,500 |
| 72 | Not usually | €90,000 |
The lender that goes to 79 gives four more years, which adds about €34,000 to €43,500 to what the same pension can borrow.
At 60, a €171,500 loan is 70% of a €245,000 property, the most a non-resident can borrow if the valuation matches the price. The other 30% and the 10 to 12% buying costs come to about €98,000 to €103,000 in cash. To try your own figures, use our mortgage calculator.
Does a pension count as income for a Spanish mortgage?
A pension paid to you at a set amount counts, and banks use the net amount you receive each month. That covers state pensions, final salary pensions and annuities, from any country. Income in pounds, dollars or another currency is converted into euros.
A private pension pot you can draw from when you choose, such as drawdown in the UK, is treated differently. The bank counts it as income only if you can prove you cannot take lump sums out of it at your discretion. Otherwise it is treated as an investment.
Other regular income is added on top. Some banks, for example, count 70% of the gross rent from a long-term let. Savings and investments help with the deposit, but they are not treated as monthly income.
What if you are still working in your 60s?
If you are still working and a substantial part of the loan will be repaid after you retire, Spanish law requires the bank to assess your expected pension as well as your current income.
If you are 60, take a 15-year term and plan to retire at 67, you will make the last eight years of payments from your pension. Banks do not usually ask for a pension forecast, but if you have a proper one it is worth showing. In the UK, that means your State Pension forecast from GOV.UK and statements from any workplace or private pension. The State Pension age is rising from 66 to 67 between 2026 and 2028, so check the start date on your forecast. If you work for yourself, our guide to self-employed mortgages explains how banks assess your income.
What documents do you need if you are retired?
| Document | What it shows |
|---|---|
| Passport | Who you are. You also need a Spanish NIE (foreigner’s tax number) before you complete. |
| The last 3 months of pension payslips | What each private or workplace pension pays you each month. |
| Pension benefit letter | The letter from your pension provider confirming what you are paid. |
| UK State Pension: the annual uprating letter | The State Pension has no payslips. The yearly letter confirming your new rate (also called the pension increase letter) shows what you receive, with your bank statements showing it arrive. |
| The last 6 months of bank statements | Your pension arriving in your account, and your spending and other commitments. |
| A full credit report | Your borrowing record where you live now. In the UK, an Experian or Equifax report. |
| Proof of your deposit | Where the money for the deposit and costs comes from, such as savings or a property sale. |
| Tax documents | The tax paid on your income. In the UK, the last 2 years of P60s, or SA100 returns with their SA302 tax calculations. If you receive the State Pension or have other income, such as rent, give the SA100s and SA302s. |
Do you need life insurance?
Life insurance is optional, but our banks give their lowest rate only if you take out their life insurance, and the 3.15% in this article is one of those rates. One of them lets you choose a life policy or a health policy instead, and either one gets the discount.
Life cover costs more as you get older, so ask for the premium early and compare it with what the lower rate saves you. Without life cover, the debt passes to your heirs with the property if you die.
The bank can require buildings insurance on the property. You do not have to buy that from the bank: it must accept a policy from another insurer with equivalent cover, cannot charge you for checking it, and cannot make the loan terms worse because you used it.

Frequently asked questions
Can I get a Spanish mortgage at 60?
Yes. Most banks want the loan repaid by 75, so at 60 you can usually have a term of up to 15 years, or up to 19 years with one of our lenders, which allows up to 79. Your pension or salary must cover all your debt payments, new mortgage included, with no more than 40% of your net income.
What is the maximum age for a mortgage in Spain?
There is no legal maximum. Banks limit your age when the loan ends: 75 at most banks and 79 at one of our lenders. As most banks also want a term of at least 7 years, the latest you can normally apply is 68, or 72 with the lender that goes to 79.
Can I get a mortgage in Spain at 65?
Yes. You can usually have a term of up to 10 years at most banks, or 14 years with the lender that goes to 79. On a pension of €3,000 a month after tax and no other debts, that supports a loan of about €123,000, or €162,500 over 14 years, at a fixed rate of 3.15%.
Can I get a mortgage in Spain at 70?
Usually only with one of our lenders, which allows the loan to run until 79, giving a term of up to 9 years. Most banks want the loan repaid by 75 with a term of at least 7 years, which rules out 70. On a €3,000 pension, 9 years supports about €112,500 at 3.15%.
Does my pension count as income for a Spanish mortgage?
A pension paid at a set amount does, such as a state pension, a final salary pension or an annuity, from any country. A private pension pot you can draw lump sums from at will counts only if you can prove you cannot do that; otherwise the bank treats it as an investment.
Do older buyers pay a higher mortgage rate in Spain?
We have not seen any difference. Over-60s get the same rates and the same 70% or 80% limits as younger buyers. What changes is the shorter term, which lowers how much your income can borrow. The lowest rates come with the bank’s life insurance, which costs more as you get older.
Do I need life insurance for a Spanish mortgage?
It is optional, but our banks give their lowest rate only if you take out their life insurance. One of them accepts a health policy instead. Buildings insurance can be required, and you can buy that from another insurer with equivalent cover.
Can a retired non-resident get a Spanish mortgage?
Yes. Retired buyers who live outside Spain can borrow up to 70% of the valuation, as long as their pension covers the payments within the 40% limit and the term fits the bank’s age limit. You need a 30% deposit plus 10 to 12% for taxes and fees.
